The Group’s Ninth Hotel is in Development at a Top-Location, close to the Opernplatz
RUBY‘s ninth hotel is in development with an opening planned for 2019 in Frankfurt. The young group around CEO and founder Michael Struck succeeded against strong competition in securing the top-location in the middle of Frankfurt’s city center. The new hotel will feature 218 rooms, with a skybar and rooftop terrace on approximately 6,000 m². The new RUBY LOUISE Hotel is located directly at Neue Rothofstraße 3, not far from Goethestraße and within walking distance to the ‘Alte Oper’ (Old Opera) as well as to the ‘Zeil.’ With its proximity to the subway station Hauptwache and the tram station Taunusanlage, the new RUBY hotel is exceptionally well-connected.
Good Opportunities for RUBY in Frankfurt’s Market
For the project, RUBY concluded a long-term rental contract with the building owner European Value Partners Junghof S.à.r.l in Luxembourg, a joint venture of a fonds managed by PGIM Real Estate and the FGI Frankfurter Gewerbeimmobilien GmbH. The landlord was legally represented by CMS Hasche Sigle Frankfurt, whereas GSK Stockmann + Kollegen offered legal advice on behalf of the tenant. The hotel development is part of a comprehensive revitalization of the existing property, Junghof Plaza, located at Junghofstraße 14/16. Within the scope of the conversion, office-, shop- and gastronomy spaces are developing besides to the hotel on 30,500 m². RUBY‘s COO Jens Gmiat sees good positioning opportunities for the group in the Frankfurt market: “We believe that our concept addresses a niche that holds a lot of potential. The Frankfurt market has proven to be very robust in the past, showing steady growth. We are convinced that especially the affordable luxury segment will flourish here in the near future.”
The hotel’s spaces spread out from the ground floor to the seventh floor. The public areas are situated on the sixth and seventh floor, including the RUBY LOUISE Bar where guests find themselves surrounded by Frankfurt’s impressive skyline. Creative drinks and hand-selected wines can be enjoyed on the 380 m² rooftop terrace around the clock. RUBY LOUISE BAR addresses not only hotel guests: „We hope, that Frankfurt’s scene will feel right at home in our new hotel,“ says founder and CEO, Michael Struck. The open spaces will regularly host DJ sets and local artists.
Lean Luxury as a Guiding Theme
RUBY LOUISE follows RUBY‘s LEAN LUXURY Philosophy: Top location, high-quality room fittings, and genuine design. All of this is offered at an affordable price by rigorously cutting out the superfluous and focusing on the essential. “This works because we accommodate luxury in a relatively condensed space, similar to luxury yachts. We forego unnecessary services. Thanks to proprietary technical innovations, we plan, build and organize ourselves differently from conventional hotels. To be precise, we plan and build in a very modular way and centralize as well as automatize processes behind the scenes wherever possible. This helps us create a luxurious and unique hotel experience at an affordable price,“ Struck explains the group’s approach.
Well-Equipped for Steady Growth
Adding to their four existing hotels in Vienna and Munich, RUBY will open two hotels in Dusseldorf and one in Hamburg in addition to their new location in Frankfurt. Another hotel at a location that has yet to be disclosed is set to open as well. In preparation, RUBY has further expanded its management team, with a director for Revenue Management and a Maintenance Manager, joining the Munich-based 37-person head office team in July and September. RUBY’s growth is supported by renowned real-estate partners, e.g. Art-Invest, Allianz Real Estate, CBRE Investors, and Patrizia.
