With this new signing, the brand’s first in Milan, Ruby Group builds on its strong momentum in Italy and continues its targeted expansion strategy. After establishing a solid presence in Florence and Rome, the move into Italy’s economic capital represents a logical next step. The destination is internationally recognized for its role at the intersection of business, design, fashion, and culture, attracting a highly international and style conscious audience.

The hotel will be located in the Isola district, an area known for its contemporary architecture, creative energy and strong neighbourhood identity. The project combines several existing buildings into one cohesive hotel concept, with an industrial hangar as the architectural highlight. Public areas, including a Food & Beverage outlet, will be located on the ground floor, complemented by a terrace in the quiet inner courtyard. The transformation preserves the raw character of the building while creating a modern hospitality experience rooted firmly in its urban context.

Situated directly at Zara metro station, the hotel offers excellent connectivity across the city. Milano Centrale and the Duomo di Milano are just a few minutes away by metro, while Milan Malpensa Airport can be reached in approximately 50 minutes. With Porta Garibaldi and the iconic Bosco Verticale nearby, the neighbourhood captures the destination at its most progressive and confident spirit.

Catherine Hilt, Head of Development Southern Europe at Ruby Group, comments: “Milan is a core European market with strong year-round demand driven by both business and leisure travel, supported by its international profile and distinctive design culture. The city’s emphasis on efficiency, individuality, and quality design aligns closely with the Ruby Hotels brand. The project site in Isola is an excellent fit for our Lean Luxury concept, enabling us to deliver a contemporary and authentic hospitality experience tailored to the needs of today’s travellers. This project is an important milestone in the continued expansion of our portfolio in Italy.”

“The signing of the agreement with Ruby Group marks the beginning of a collaboration with one of the most dynamic hospitality companies in the urban lifestyle hotel landscape. This transaction, which brings the Ruby Hotels brand to Milan for the first time, strengthens Kervis’ positioning in a structurally growing market segment, enhancing an urban asset through an adaptivereuse project that combines architectural quality, sustainability, and tangible benefits for the city,” said Giancarlo Patri, Partner and Head of Investment Management at Kervis SGR. “This investment also reflects our longterm strategy: partnering with international, marketleading operators to generate sustainable value and attractive returns for our investors, while contributing to the development of the urban environments in which we operate.”

The project is being developed in collaboration with Kervis SGR S.p.A., an Italian real estate investment and asset management company with extensive experiences in complex urban redevelopment projects. With a focus on long term value creation and the repositioning of high potential assets, Kervis SGR S.p.A. is a strong partner for Ruby Group’s continued growth in Italy.

As part of the IHG Hotels & Resorts portfolio, the Ruby hotel in Milan, set to open 2028, will further strengthen IHG’s presence in key Southern European markets. The opening in Italy’s economic and design capital underscores the growing role of the Ruby Hotels brand within IHG’s fast-growing premium segment and its momentum across strategically relevant urban destinations.
